The Little Lake Ranch is comprised of three main areas: the headquarters and its surrounding pastures, the pastures on the south side of  Reynolds Highway and the nearby employee housing, and the surrounding hills.

 

The ranch is made up of 5 contiguous legal parcels with Certificates of Compliance from the county.  This designation has significant positive tax opportunities for the purchaser through the use of conservation easements.  Or, alternatively, makes it possible to develop the ranch into smaller homesteads.

 

Headquarters Area

  • Approximately 50 acres of irrigated pasture
  • Main house, studio apartment, and guest house
  • Shops, cow barn, vet barn, mare barn, indoor arena

Area South of Reynolds Highway

  • Approximately 150 acres split into 3 zones all governed by conservation easement

    • Zone 1, in the southeast corner of the ranch, is approximately 40 acres of upland pasture. The zone is used for livestock grazing and is occasionally dryland hayed. The easment restricts the zone to this use

    • Zone 2, in the middle of the southern boundary, is about 30 acres of irrigated pasture. It is used for livestock grazing, horse training and stabling and is occasionally hayed. The easement restricts the zone to this use

    • Zone 3 in the southwest corner of the ranch is about 80 acres of mixed upland pasture and wetlands. It is the home of the ranch's 3 irrigation wells and, in addition to supplying irrigation water, is used for livestock grazing from July 1 through January 1 each year. The easement restricts the zone to this use.

  • Long Barn, 2 small hay barns, 150' round pen, 50' round pen

Surrounding Hills

  • Approximately 629 acres of mixed pasture, brush, and timber.
